Inspections for Buyers Pricing

This is essentially a visual inspection.

What is included in an inspection for a buyer?

Exterior: stoops, siding, roof, foundation. I will get on the roof when possible.
Garage: roof, driveway, walls, electrical, doors, etc.
Structure: visible portions of the framing, foundation, floor systems, etc.
Electrical: Service entrance, service panel, outlets and fixtures, visible wiring.
Plumbing: Visible piping and connections, fixtures, water heater.
Heating: furnace or boiler, visible duct work or piping.
Cooling: Exterior cooling unit, visible piping.
Interior: Visible areas of walls, doors, windows, floors, appliances.

What is not incuded? Policies

Technical analysis
such as moisture probing, water pressure readings, electrical current readings.
Decorative items such as paint/wallpaper or carpet.
Sizing of furnace/boiler.
Distructive analysis.
Water softener, Water Quality, Septic system analysis.
Low voltage such as telephone, security systems, cable tv.
Central vacuum analysis.
Appliances are turned on, but are not run through a full cycle.

Seller's Inspection Pricing
A Seller's inspection is essentially the same as the buyer's inspection.  It is intended to find the problems that a potential buyer's inspector would find in order to correct them. 

 
Truth in Sale of Housing (TISH) inspection. Pricing
Some cities require that you have a TISH inspection before showing the house.  The cities require this in order to provide a disclosure to potential buyers.  Some cities, including Minneapolis and Bloomington, require that the sellers or buyers repair certain defects in order to sell the house.  The main purpose of this is to update and improve the city's housing stock and to help keep the houses safe to live in. 

Saint Paul  Pricing
Saint Paul requires that a TISH be completed to sell the house.  Saint Paul does not requre that defects are repaired with one exception.  All Saint Paul homes must have a hard-wired smoke detector properly placed and working.

Minneapolis  Pricing
Minneapolis does require repairs to certain defects.  These repairs must be completed before the house sells, or the new owner must complete them within 90 days of closing. 

Bloomington
Pricing
Bloomington does require repairs to certain defects.  These repairs must be completed before the house sells, or the new owner must complete them within 90 days of closing. 

Maplewood 
Maplewood requires a Truth in Sale of Housing in order to sell a property.

Return inspection for Required Repair items. Pricing
When a required repair defect is corrected it needs to be re-inspected.  If a building permit is not required from the city, I will re-inspect the repair.  If a building permit is required from the city, the city building inspector will inspect the repair.  Sometimes mulitiple inspectors from the city and I will be required to re-inspect the repairs.

Pre-inspection Pricing
Many home owners like this option because the final TISH report includes less defects and they feel it is easier to sell the house.  A pre-inspection includes an initial inspection and a re-inspection.  At the initial inspection you will receive a form that includes all the items that will be on the final TISH report.  Then you can make repairs to your house.  Then I come back for the re-inspection and evaluate the repairs.  I will then print an updated TISH report.
